When you’ve never experienced the new construction process, it’s easy to buy into any number of misconceptions about it. I'm here to set the record straight about some of the myths about building a new home so you can make the decision that is best for you.
𝐅𝐈𝐂𝐓𝐈𝐎𝐍: I don’t need an Agent.
𝐅𝐀𝐂𝐓: Builder’s Sales Agents are extremely friendly and knowledgeable about the homes and models. However, as nice as the sales reps may seem to you, they represent the Builder. Their job is to get the best price for the Builder and meet sales quotas. They are not looking out for your best interests. It is so important that you have your own representation.
𝐅𝐈𝐂𝐓𝐈𝐎𝐍: I will save money if I do not use an Agent.
𝐅𝐀𝐂𝐓: Builders factor in realtor commissions into their financial formulas or proformas. They do not give the commission that would have been paid to a Realtor, back to the Buyer. I work for you and represent you for FREE, and I am paid by the Builder. In real estate, it is typical for the Seller to pay the entire commission for both the selling and buying sides.
𝐅𝐈𝐂𝐓𝐈𝐎𝐍: I don’t need help picking out my selections – I know what I like.
𝐅𝐀𝐂𝐓: No matter how long you plan on living in a home, it is important to take resale value into consideration. There are some upgrades that make “resale” sense and some that don’t. There are upgrades that can be done for a lot less money after settlement. There are also some options that builders have a significant mark up on, while others are very reasonably priced. I can help you use your money smartly with a focus on creating the look you want within your budget. Do I splurge on Level 5 granite or should I upgrade the cabinets? These are things I will help you navigate.
